Who Provides Electricity?

Entergy will provide electricity by way of underground lines to the boundary lines of each home site installed when the roads were built.

Who Provides Gas Service?

There will be no gas service. Buyers of Vintage Oaks homesites may provide their own propane, which is available from a number of private companies.

Who Provides Telephone Service?

Consolidated Communications provides telephone service to Vintage Oaks.

Who Provides Cable Service?

Cable service is offered by Lakewood Cable Vision, who also provides high speed internet access. Underground cable to the boundary lines of each home site was installed when the roads were built.

Is There a Sewer System?

No. Individual septic systems are required for each home built at Vintage Oaks. Such systems must meet Texas and Montgomery County requirements, but typically such treatment systems are designed to reduce the nitrate component of waste water, with an effluent holding tank and subsurface drip irrigation system.

Vintage Oaks is located just northwest of the limits of the City of Montgomery, just two miles from the center of town. The Village maintains a volunteer fire department with participation in a county fire protection district.

The developer knows of no activities or conditions adjacent to or nearby the subdivision, such as feed lots, dairies, cement plants, or airports, which would subject the subdivision land to any unusual conditions affecting its use or occupancy.

Who is Responsible for Road Maintenance?

The roads within the subdivision are built to county standards and on completion will be accepted by the County of Montgomery for maintenance.

Are there Recreational Facilities?

Vintage Oaks features a lushly landscaped park with an expansive open air pavilion for the exclusive use of Vintage Oaks residents and members of the Vintage Oaks Property Owners Association.

Who Provides Water Service?

Vintage Oaks features a dedicated water system. Dobbin Plantersville Water Supply Corporation services the Subdivision. Each Lot Owner shall be required to contract directly with Dobbin Plantersville Water Supply. The cost of water, tap fees, membership fees, expansion reserve fees, installation fees, monthly use fees and meters shall be subject to the fee schedule of Dobbin Plantersville Water Supply and paid by the Lot Owner.
